How much does it cost to build a house?
This is a hard one to answer because so many things can influence the cost. But in an effort to avoid being vague, budget on $4500 as an absolute minimum for a very simple house, including everything except landscaping, driveways and furnishings.
If your house or site has any of the below listed features, then this number is likely to increase:
1) Remote site or one with difficult access
2) Steep site that requires retaining walls
3) Elevated site with high winds
4) Unstable ground requiring expensive foundations
5) Large areas of glass, large open plan areas, or cantilevered areas which require steel support
7) Expensive materials
My budget is important, how can I make sure this is not exceeded?

What are some tangible ways to make my house design more affordable?
Size: Reducing the size of the of your house is the best and easiest way to reduce cost. A clever design will reduce floor area dedicated to circulation such as entranceways and hallways, and keep bedrooms and secondary rooms right-sized to suit their purpose. This means you can often cut several square meters from a floor plan without a noticeable reduction in living space.
Shape: Keeping the overall house form simple and being mindful of things like vertically stacking plumbing fixtures will make the build quicker and easier
Cladding: SBA can help you to choose a cladding that is economical, easy to install, and easy to maintain
Roof: A truss roof with a flat ceiling is the most cost effective roof form
Ceiling height: volume adds cost too so stick to the standard ceiling height of 2400
Interiors: Keep the interior design simple using durable but cost effective materials.
